Explanation using Example

Imagine John leases a small building in the city for his coffee shop. The lease agreement does not specify the duration or termination notice period. According to Section 106 of The Transfer of Property Act, 1882, since John's coffee shop is not for agricultural or manufacturing purposes, it is considered a lease from month to month. Therefore, if the landlord wishes to terminate the lease, they must provide John with a written notice of at least fifteen days before the intended termination date.

Conversely, if John decides to move his coffee shop to a different location and wants to terminate the lease, he also needs to give his landlord a written notice of fifteen days. The countdown for these fifteen days begins from the moment the landlord receives the notice, not when John sends it.
