Explanation using Example
Imagine John has taken two separate loans from the same bank, offering his two different properties as security (mortgage). According to Section 61 of the Transfer of Property Act, 1882, John has the right to pay off and reclaim one property by clearing the loan specific to that property without having to clear the other loan at the same time. This means he can redeem his mortgages separately, unless there was a special agreement with the bank that requires him to pay off both loans together before he can reclaim either of the properties.
