Explanation using Example

Imagine a person, Mr. Green, who owns a house. He decides to transfer this house to his daughter, Ms. Green, but includes a condition in the transfer deed that if Ms. Green does not marry by the age of 30, the house will then go to his nephew, Mr. Blue. Unfortunately, Ms. Green passes away at the age of 25 without having married. According to Section 27 of the Transfer of Property Act, 1882, the house would then automatically pass to Mr. Blue, as the initial transfer to Ms. Green failed due to her untimely death.
