Explanation using Example
Imagine a woman named Priya who owns a piece of land. She decides to transfer this land to her friend Aisha for life, and after Aisha's death, the land is to be transferred to Priya's two nephews, Karan and Arjun, or the survivor among them. Unfortunately, Karan passes away before Aisha. When Aisha eventually dies, according to Section 24 of the Transfer of Property Act, 1882, the land is transferred solely to Arjun, as he is the surviving nephew at the time Aisha's life interest in the property ends.
