Explanation using Example
Imagine a situation where Mr. A transfers a piece of land to Mr. B, but the transfer document states that Mr. C will get the land if Mr. B decides to pursue a PhD. The document does not specify any time limit for Mr. B to start or complete his PhD. According to Section 23 of the Transfer of Property Act, 1882, Mr. C's chance to acquire the land is valid only if Mr. B enrolls in a PhD program before he sells the land, passes away, or loses ownership in some other way. If none of these events occur and Mr. B never pursues a PhD, Mr. C will never get the land.
