Imagine a woman named Priya who owns a piece of land. Priya decides to transfer this land to her relatives on the condition that they must survive her by 30 years to inherit the property. This condition violates the rule against perpetuity (as per Section 14) because it creates an uncertainty that could extend beyond the legal time limit. Now, let's say Priya has three relatives: Aman, Bina, and Charu. Aman passes away before Priya, but Bina and Charu survive her. According to Section 15, the transfer of property fails only in regard to Aman, who did not meet the condition, but remains valid for Bina and Charu, who did. Therefore, Bina and Charu would still inherit the land despite the condition failing for Aman.
