Explanation using Example
Imagine a man named Mr. Sharma wants to give his house to his grandson, but only after the grandson turns 21. Mr. Sharma creates a deed stating that the property should be transferred to his grandson when both Mr. Sharma's son (the father of the grandson) and the grandson are no longer minors. However, under Section 14 of the Transfer of Property Act, 1882, this condition cannot be fulfilled because the property transfer cannot be set to take effect after the lifespan of living persons (Mr. Sharma and his son) plus the minority of another person (the grandson). Instead, Mr. Sharma can transfer the property to a trust that will hold the property until the grandson turns 21, at which point the property can be transferred to him, provided that the trust arrangement complies with other relevant laws.
