Explanation using Example
Imagine John sells a house to Alice with the condition that if Alice ever goes bankrupt (becomes insolvent), the house will automatically go back to John. According to Section 12 of the Transfer of Property Act, 1882, this condition is invalid. If Alice were to go bankrupt, the house would not revert to John simply because of her insolvency, as such a condition is not enforceable by law.
