Explanation using Example

Imagine a situation where the Real Estate Regulatory Authority (RERA) has a lot of responsibilities to ensure compliance with the Real Estate (Regulation and Development) Act, 2016. To manage these responsibilities efficiently, RERA decides to delegate some of its powers to its officers. For example, RERA could delegate the power to approve real estate projects to a senior officer within the Authority. This would mean that instead of all project approvals going through the main RERA board, this officer could review and approve projects, speeding up the process and allowing the main board to focus on more complex issues. However, this delegation would not include the power to make new regulations, which remains solely with the Authority.
