Explanation using Example

Imagine Rita, Rahul, and Rohan inherit a piece of land from their parents, making them co-owners. Rita decides to sell her share to Sunita, who is not part of the family. According to Section 44 of the Transfer of Property Act, 1882, Sunita now has the right to Rita's share of the land, including the right to joint possession and the right to ask for a partition to claim her specific portion.

However, if the inherited property was a family house instead of land, and Sunita, being an outsider, buys Rita's share, she would not have the right to live in the house or demand joint possession due to the exception for dwelling houses belonging to undivided families.
