Imagine that Raj and Simran entered into a contract where Raj agreed to sell his antique car to Simran. Later, Raj changes his mind and refuses to go through with the sale. Simran wants to enforce the contract.

Under Section 3 of the Specific Relief Act, Simran can seek specific performance to compel Raj to sell the car as agreed. However, this section also clarifies that Simran is not limited to seeking specific performance; she may also pursue other remedies, such as suing for damages for breach of contract.

Furthermore, if the contract of sale had been registered, Section 3(b) ensures that the Specific Relief Act does not interfere with the document’s status under the Indian Registration Act.
